We've compiled a list of the most frequently asked questions received regarding South Jerrabomberra

South Jerrabomberra sits just on the NSW side of the ACT border, adjacent to the established and popular suburb of Jerrabomberra. It is conveniently located providing easy access to major shopping and employments areas including:

  • Queanbeyan –7km
  • Kingston –13km
  • Manuka –14km
  • Woden –15km
  • Tuggeranong –14km
  • Civic –20km.

The plans for South Jerrabomberra paint a very exciting picture for this future thriving community where just over 4,000 people will eventually call home. South Jerrabomberra has been designed with the community in mind. Residents will enjoy access to the Future Town Park featuring, modern playground facilities and a kick around the field. A Community Centre will be collocated here to form a hub for community activity. Backing onto beautiful nature, residents will enjoy beautiful vistas, landscaped ponds and tree-lined streets.


The Queanbeyan-Palerang Regional Council (QPRC) intend to develop a Regional Sports Complex along the entrance road to South Jerrabomberra, which is mooted to include an indoor aquatic centre, basketball stadium, hockey and soccer fields. Residents will also enjoy easy access to existing community amenities at Jerrabomberra including supermarkets, petrol stations, childcare facilities, a post office and medical centre.


South Jerrabomberra will contain approximately 1500 households. Around 80% of the suburb will be single residential homes with the remainder made up of medium-density terrace style development.

The balance of South Jerrabomberra may take up to 8 years to complete and will be developed in stages.

Following an official sod-turning in April 2019, Stage 1a subdivision works are well underway and we are anticipating the first land settlements to be ready by mid-2021.

No. South Jerrabomberra is all about you – living the way you want in the home you want. To this end we have not imposed a covenant on blocks in South Jerrabomberra and your plans can go directly to the Queanbeyan- Palerang Regional Council (QPRC) for assessment.

South Jerrabomberra is outside the Australian Noise Exposure Forecast (ANEF) 20 contour. Which is the benchmark adopted by the State Government where residential development is allowed. Please refer to the QPRC website, and in particular the Development Control Plan for South Jerrabomberra, for information regarding building requirements in this area: QPRC Planning Controls


There are a number of blocks on the eastern edge of the estate where the houses will be required to comply with Australian Standard 3959 Construction of buildings in bushfire-prone areas 2009. A Bushfire Attack Level (BAL) 12.5 Certificate has been prepared for each of these blocks. For more information refer to The NSW Rural Fure Service Development Certificate Checklist

There are no restrictions on reselling your block, however the home is required to be complete within 4 years from the settlement of your land. A $5,000 bond is payable to Village upon settlement of your block to ensure this condition is adhered to.

Access to South Jerrabomberra will be via a brand-new road, connecting onto Tompsitt Drive at Jerrabomberra. Only one entry road is required based on the dwelling yield for the development.

There are established schools in Jerrabomberra and Queanbeyan and a site has been identified for a high school along the entry road, near Tompsitt Drive. Currently, children from South Jerrabomberra are in the Queanbeyan South Public School catchment, however, we’re working closely with the Department of Education to change the catchment so our kids could go to Jerrabomberra Primary School.

Yes. Deposit Bonds from QBE will be accepted, they will need to be at 10% of the contract price and be valid for 2 years.

In NSW you may need to pay land tax if you own, or jointly own, any property that is not your principal place of residence. Your principal place of residence is your main home. Paying land tax on property you own in NSW depends on what land you own, what it is used for, and its total value as at midnight on 31 December each year. Land tax applies to land regardless of whether or not income is earned from the land. If the total value of your taxable land is greater than the land tax threshold, you will need to register for land tax. For more information visit: NSW taxes, duties, levies and royalties


In the ACT, residential properties that are not your principal place of residence, or otherwise exempt, are liable for land tax. Both vacant and rented properties are liable for land tax. You’re also liable for land tax if you rent out a secondary dwelling to your principal place of residence, such as a granny flat. If you’re not an Australian citizen or resident of Australia, you also need to pay the Foreign ownership surcharge. ACT Revenue Office Land Tax


Yes, all lots within South Jerrabomberra are Torrens Title (Freehold). This differs to the ACT where you purchase the right to use land under a lease for a term of 99 years.

In NSW, Transfer duty is generally payable within three months of signing a contract for sale. However, if you are a first home buyer you may be eligible for exemptions. The amount of duty payable differs for everyone based on their circumstances. For more details please visit: NSW Transfer Duty

Following the official sod-turning last month, Canberra Contractors have made great progress on the initial bulk earth works at South Jerrabomberra. Top level clearing is well underway with the two Northern ponds taking shape.

Yesterday we celebrated another extremely significant milestone in achieving our vision for South Jerrabomberra with a sod-turning ceremony, marking the commencement of civil construction. Bulk earthworks are now being undertaken in preparation for Stage 1a subdivision works to commence mid-year. We’re on track to see our first homes being built in the second half of 2020.
